Local notes
Santa Clarita is a large, mostly master-planned city built up since the 1960s and especially since the 1980s. Valencia, Saugus, Newhall and Canyon Country all sit inside it. Typical homes are two-story stucco in newer tracts, many with concrete tile roofs, and plenty have solar. Newer hillside neighborhoods back onto open space and brushy slopes.
The valley is hot and dry in summer and gets strong gusts when the Santa Anas blow. Dust settles on roofs and glass, then bakes on. Homes beside open space see extra brush debris, and smoke from fires in the region leaves a fine ash film. Trees in the planned parks and paseos drop pollen and leaves. The 5, 14 and Soledad Canyon corridor add road dust. Hard water leaves spots on large windows and stucco, and shaded tile roofs grow dark algae.
Large two-story glass and wide tile roofs need careful access. For Santa Clarita we usually recommend cleaning panels and windows twice a year, with three visits for homes next to open hillside.

Many Santa Clarita neighborhoods back onto open brush slopes. Smoke from regional fires leaves ash on panels and glass that needs a careful rinse before any wiping.
The Santa Ana winds and canyon gusts carry dust across the valley. Large south-facing roofs in new tracts collect it as a thin film that bakes on in summer.
Oaks, pines and planted street trees drop pollen, needles and leaves on roofs and into tile valleys in spring.
Doves, starlings and pigeons nest in tile roof gaps and under panels. We clean up droppings and can install mesh to keep them out.
Concrete tile roofs and stucco walls in shaded areas grow black algae streaks that softwashing at low pressure can lift.
Santa Clarita's dry climate and open hills mean most homes do well on two visits a year, with more for hillside edges.
| Surroundings | Recommended Frequency | Best Timing |
|---|---|---|
| Backing onto open hillside or brush | 3-4 times per year | Spring, late summer, after fall winds, plus a check after smoky days |
| Mature trees or birds on the roof | 2-3 times per year | After spring pollen and before winter rain |
| Interior tract home, little shade | 2 times per year | Late spring and early fall |
Wide roofs and tall glass take careful access planning, which we cover in the estimate.
Homes on the edge of open space get more dust, brush debris and wildlife than those in the middle of a tract.
Dust left on panels through hot weeks bakes on. A late spring wash makes the rest of the year easier.
